Home and Office Maintenance

Your home is your most important possession - even if you are renting or leasing. Do you have a list of items that need to be checked on a regular basis? Probably not. You should.  We can work together to come up with a comprehensive list of what needs to be checked and how often it will be done.

Here are some things that need to be checked on a regular basis:

  1. Check your smoke detector operation monthly. Replace the batteries annually.

  2. Replace the heater/air conditioner filter bi-monthly

  3. Check the batteries in your remote devices: TV, DVD, ceiling fan remote control, smoke detectors, carbon monoxide alarm, etc.

  4. Check all water valves and plumbing fixtures for leaks and proper operation. A leaky valve or drain can cost you money and can lead to costly property damage.

  5. Drain the hot water heater annually. This reduces sediment and can prolong the life of your water heater. Check for gas leaks and required earthquake safety straps.

  6. Evaporative (swamp coolers) should be drained and have new pads installed twice a year. This cuts down on calcium build up and will make your cooler work better

Often we overlook things or aren't aware that they need to be checked. This can lead to increased energy or water bills, possible water damage from chronic leaks, or maybe even a fire. Don't be the one to have this potential nightmare. It's much easier and less expensive to catch the small problem before it becomes big.

Overlooked maintenance items can be an even larger problem for vacation property. Often the property is vacant for an extended period of time. No one is there to catch the problem when it starts. It's also a possibility for rental or lease properties where the tenant doesn't feel the responsibility to take care of the house. If your tenants or guests don't check these things, who will?
